Suitable for two- or three-bedroom single-storey homes with single or double carport/garage options. Frontages are generally 7.5–9 m with front-road or rear-lane access.

Program eligibility

Who qualifies for the first-home-buyer-exclusive releases?

The official Playford Alive First Home Buyer Program applies to selected blocks in the eastern precinct. Eligible buyers receive priority access without competition from investors and other buyer groups.

Never owned residential property in Australia

The purchaser must be a genuine first home buyer and must not have previously owned residential property anywhere in Australia.

At least 18 years old

Purchasers must be adults at the time they enter the program and complete the sales process.

Citizen or permanent resident

The purchaser must be an Australian citizen or an Australian permanent resident.

Live in the completed home

The purchaser must intend to occupy the completed property as their own home rather than acquire it as an investment.

The current program FAQ says there is no income cap.

This does not remove the need to satisfy lender serviceability, credit, deposit and construction-finance requirements.

How do registration, allocation and eligibility confirmation work?

The current listed allotments can be enquired about and reserved now, subject to availability. The process combines program eligibility, lot selection, the Notice of Intention to Purchase, contract confirmation and a separate lender assessment.

From checking eligibility to contract confirmation

Complete each stage carefully and avoid assuming that land-program eligibility automatically means the full land-and-build project is finance-ready.

Confirm program eligibility

Check that every purchaser has never owned residential property in Australia, is at least 18, is an Australian citizen or permanent resident and intends to occupy the completed home.

Review land-and-build finance

Estimate the complete project cost, borrowing capacity, available deposit, construction-loan requirements and any buyer assistance before committing to a specific lot.

Enquire and reserve your preferred lot

Contact Playford Alive, confirm that the lot is still available and begin the reservation process for your preferred allotment.

Submit and reconfirm eligibility

Complete the Notice of Intention to Purchase and reconfirm eligibility during the contract process. The land sale and lender approval remain subject to their separate requirements.

Program approval and home-loan approval are different.

The Playford Alive sales process determines whether the buyer satisfies the release rules. The lender separately assesses income, expenses, liabilities, deposit, credit history, land contract, building contract and valuation.

Playford Alive says the wider dedicated first home buyer precinct is expected to provide around 500 exclusive blocks ranging from approximately 205 m² to 560 m². Blocks are released in stages, and early precinct settlements are expected from the first half of 2028. Confirm the expected settlement and construction timing for the exact Flinders lot before proceeding.

Finance planning

The $310,000 land price is not the complete home budget

The advertised amount relates to the land. A buyer still needs to select a suitable home design and builder and allow for the full construction and ownership budget.

Think in terms of the total completed-project cost

Land price + building contract + site costs + selections and upgrades + professional fees + finance and holding costs

A lender will assess the complete proposal, including the land contract, fixed-price building contract, plans, specifications, valuation and the borrower's capacity to fund any costs outside the loan.

Costs first home buyers should investigate

  1. Building contract: The selected house design, inclusions, energy requirements and builder pricing.
  2. Site and engineering costs: Soil classification, foundations, retaining, service connections and other site-specific work.
  3. Selections and upgrades: Flooring, window treatments, appliances, electrical upgrades, landscaping and finishes not included in the base contract.
  4. Professional and statutory costs: Conveyancing, building approvals, inspections, valuation, registration and other applicable charges.
  5. Finance and holding costs: Loan fees, interest during construction, rent while building and a contingency buffer.
Program eligibility and finance approval are separate.

A sales consultant can assess the land-program requirements, while a lender decides whether the buyer qualifies for finance. Avoid assuming that eligibility for an exclusive lot guarantees borrowing approval.

A land-and-build purchase commonly involves a land contract followed by a construction contract. Depending on timing and lender policy, the land may settle first and the construction facility may then fund the build through progress payments.

Construction lenders typically review the signed building contract, plans, specifications, builder details, council or development approvals and an on-completion valuation. Payments are generally released in stages as construction milestones are completed.

Assistance should be checked against the exact land-and-build structure. A grant or duty concession may reduce part of the cost, but it does not replace the need for sustainable borrowing capacity and sufficient funds to complete the project.

Playford Alive is a large master-planned community in Adelaide's north. The Flinders Release sits within the growing Woodland Precinct, with access to nearby schools, shops, public transport, the Town Centre, wetlands, reserves, open space and walking trails.

Playford Alive describes the community as approximately 30 kilometres north of Adelaide's CBD, around eight kilometres from Gawler and within driving distance of the Barossa Valley. The wider development includes more than 70 hectares of open space and is planned to support a future population of around 40,000.
